Bad Odor
my tenants said there is a bad odor and mold around rim of washer. how do i solve problem. i bought an extended warranty from lowes. how long does it last?

A bad odor and mold won't be covered under any warranty. Tell your tenants to clean it with straight bleach on a rag. Nothing kills mold better than bleach. Be sure they wear gloves when they do it and wipe the bleach off with a rag and soap and water.
The best way to solve this problem is to leave the washer door open when not in use. Mold forms in damp places where there is no air circulation. And tell them they shouln't leave wet clothes in the washer for extended periods of time. That will help mold growth and increase the chances of the washer smelling bad.
